Level up!
I just wanted to reach out and say that your recent episode “Invest what you Earn” was absolutely insane! I definitely resonate with that because my father, who is a businessman, always taught us to invest our money instead of sitting it in the bank because it will grow over time. He would always say that the key to financial success is to ""make your money work for you."" And he was right so Thanks Dad! :) I definitely enjoyed your show and found myself nodding all alone. It was weird that I am the only person in the room nodding, but I found myself doing it anyway.

Mental strength is key
I didn’t think I would enjoy listening to this podcast, but I really love it. In depth discussions on the mental strategies and mindset that were key to the success of so many people are invaluable for me as a new investor. Mental strength (as opposed to physical) isn’t something that people tend to think that they need to exercise, but it takes work and really helps. I’m an entrepreneur and it’s 80% mental and 20% everything else. If I don’t work out and build my mental strength, then I won’t make it through the inevitable tough times. Thanks for doing what you do.

My first ever review
I have been an entrepreneur my whole life. I am not involved in any real estate and have never written a review. I normally keep things to myself :) I have been fortunate enough to help build a business the last 30 years . The last couple of months I’ve been waking early and walking. I stumbled upon the podcast and have been listening ever since. Today I felt led to share what I’ve been experiencing while listening. In my opinion the common thread within the podcasts has to do with effecting peoples hearts and minds in a positive way. This resonates deep within my core. I have seen firsthand how people can change based on influences around them. This podcast is for Everybody! Thank you for inspiring me! Keep on building and encouraging the hearts and minds of people. Note: so I’m trying to send this review and it’s asking for a nickname. So I’m struggling to even do that :-) meaning I like to stay off the radar

Amazing content!
What a great show mixing in real estate investing and personal growth. I love the idea of the two in the same conversation. Episode #21 is one of my favorites, as a 26 year old debating on buying the nice sports car this episode really put In perspective what is important in life. My goal: is to be financially independent and have passive income to replace my expenses. My fear: Is if I fail, I would have to get a J.O.B and lose my independence. After this episode I realized what I really want is financial freedom and I should set aside anything else for now that would distract me. Thanks Steven!

Really enjoying this podcast. Steven asks the right questions to encourage guests to open up about their successes and failures. Hearing successful entrepreneurs talk about their approach to challenges and failures is eye opening, and great for those who learn by example. Episode 6 with Dan Mackin is my favorite so far. Dan talks about his internal struggle between doing what everyone else is doing (eg. Mircale Morning) and doing what works for him. Very relatable. Demystifying wealth and succes
Wow! What a straightforward, approachable, and no nonsense way of approaching and explaining the entrepreneurial world. So many people feel like they need to reinvent the wheel on their own niche in the world, when actuality, is sometimes just easier to listen and learn from trusted sources that have already been through it. Steven's questions and guests are equally humble, tactical, and insightful. Way to demysitify a broad and complex into something so tangible and useful. Can't wait to see what comes next!

Steven's work is excellent. The guest selection reinforces excatly what you expect (and need) to hear – success does not have a formula, nor does it visit us by chance...it meets us where beliefs, consistent effort, solid work ethic, and intelligent and informed practice intersect. The host poses some great questions and the guest experts do not dissapoint. If you need a mindset boost, listen!

Very motivating and useful...The knowledge Steven is sharing is absolutely critical to success as an investor. Lack of these fundamentally sound principles has led to many failures in business. Great First Episode
The first episode was great!! I think so often we put highly successful people on a pedestal and think they are unique and special compared to ourselves!! In the first episode we see Justin Williams as a normal down to earth guy who dropped out of college and completely flunked his first attempt at business!! The difference is he had the belief to keep going and the belief it would get better and the belief that he would succeed and now look at him!! Great podcast guys keep them coming!!

- E342: Financial Success Through Medium-Term Rentals - Sarah WeaverWhen we think of renting properties we usually think of long term rentals like housing, or short term like BnBs, but have you ever thought about medium-term renting? In this episode Steven is joined by Sarah Weaver who discovered her journey to financial freedom involved this not often used route. Find out how she did it and how you can make the most of this rental strategy Key Takeaways With medium-term rentals you can have four turnovers a year, instead of sometimes four turnovers a week with short-term. The medium term rental strategy is a great Make plus Multiply, putting those two strategies together, to be able to create that type of income to allow you to start doing what you want. It's a lot easier to turn your Airbnb or short term rental into a medium term rental, because it's already furnished. One of the key steps of naming your number is actually getting access, and one of those things you need to get access to is a community. About our Guest: Sarah Weaver is an author, speaker, coach, real estate investor, and business owner. She runs three businesses that serve both real estate investors and real estate agents. On top of that she travels the country coaching real estate agents and hosting intimate retreats for investors. Talk about a dream life. Sarah owns 19 units in four states. This includes nine furnished rentals—all of which she self-manages from afar. Did we mention that Sarah is always traveling?0 comments0
- E341: Creating Your Advantage In Business - Shaahin CheyeneFinancial success was quickly found for our guest today when he created the herbal replacement for Ecstasy. Shaahin became financially independent very quickly but he also realized that you just can’t play by the rules of others and hope for success. Join Steven and Shaahin as they discuss being an operator as opposed to an investor, finding your niche, tough love, and the importance of having multiple income streams. Key Takeaways Everybody wants you to believe that if you just play by the rules, you do what you're told, that at the end of the day you will have security but that only benefits the big corporations, not you. If you want to be successful you have to figure out a way to have an unfair advantage to excel. By having diversification, you can be in a much stronger place if one of your businesses or investments no longer is creating income. As an operator you are taking a more hands on approach and have the ability to generate greater returns, whereas as an investor, you are hands off, putting your trust in those relationships you developed to garner the passive income. The real value is in the multiple of your EBITA that you're going to get at the time of an exit. Become a lifestyle architect, where you design your life in a way where you can have access to the freedom you want and part of that is having more passive streams of income. There's a reason that you're not succeeding at the top level. Either you have not put in enough time and effort and tried enough times, or you haven't received the feedback that this is not the right path for you. Resources Mentioned Interested in connecting with other like-minded individuals? Then join our VonFinch Private Capital Network. Learn more at http://www.vonfinch.com/invest. About our Guest: During the Iranian Revolution of 1978, Shahin Cheyene’s family had to escape to survive and ended up finally migrating to Los Angeles, Ca . At 15 years old Shaahin left home with nothing but the clothes on his back and created over a BILLION dollars in revenue by inventing the legendary smart drug known as HERBAL ECSTACY. These childhood experiences had a major impact on his perspective of freedom, hard work and entrepreneurship. Later Shaahin went on to invent Digital Vaporization (the forerunner to today’s vapes) and start a number of successful businesses with a couple notable failures. Today, he is the Founder and CEO of Accelerated Intelligence, Inc. a major Amazon FBA seller with millions in sales, the lead coach at Amazon Mastery where he teaches entrepreneurs how to CRUSH IT! on the Amazon platform and an active YouTube creator. Shaahin is considered one of the leading global minds on what’s next in e-commerce, Amazon and the internet. He is described as the “Willy Wonka Of Generation X” by the London Observer and Newsweek and is one of the most forward thinkers in business – with his Amazon Mastery Course he acutely recognizes trends and patterns early on the Amazon platform to help others understand how these shifts impact markets and consumer behavior. - E340: Move Past One Source Income - David VernickDo you rely on just one source of income to help you live your lifestyle. For most this is not practical in order to live the freedom and lifestyle they want. This was the realization that David Vernich had as he ventured into real estate. Join Steven and David as they discuss the role he took on when investing, becoming financially independent to allow yourself to not live in a place of fear to do what you want to do, and the different vehicles investors can take to get to the same result. Key Takeaways A big driver for passive investing is not to have all your money coming from one source. Find people that are knowledgeable, you can trust, build a relationship with and start investing together. Utilize your strengths to mutually benefit. Do what you are good at and let them do what they are good at. There's a level of self ownership and confidence that comes along with knowing that you can make decisions not from a place of fear, but confidence when this passive income is coming in. Coming to terms with the fact that there is good debt and bad debt will help you alleviate fears of passive investing. Like the stock market, sell properties that have appreciated and deploy that capital into a different market in real estate. - E339: Passive & Semi-Passive Investing: Which is Right For You? - Amber and Glenn SchwormIn this episode, Steven is joined by fellow investors, Amber and Glenn Schworm. After getting into real estate investing in an attempt to clear credit card debt, they have gone on to teach others their success formula. Listen in as Steven, Amber and Glenn talk about creating a compelling vision of your future, the security of real estate to reach it, and passive investing through lending. Key Takeaways When you look at real estate, on a long enough time horizon, the security is very strong. Learn that process of flipping houses, because just through the finding process, you'll become such a good investor moving forward, and once you know how to find deals, you can’t help but see them and apply it to larger projects. You can create a higher return if you're willing to invest that time and be willing to have those interruptions of your life to make those core decisions when managing a property in a semi-passive investment strategy. To really start to make that change, and start to understand the strategies, you want to get around other people who are doing this actively, and start building your team of advisers that are going to help get you access to the type of deals you want. When investing make sure that you are going to get a note and a mortgage that's going to be filed with title. Insurance is also a critical piece for protection of your investment. The worst looking deals are the ones that people are the most hesitant about but that does not mean they cannot be profitable. Resources Mentioned Interested in connecting with other like-minded individuals? Then join our VonFinch Private Capital Network. Learn more at http://www.vonfinch.com/invest. About our Guests: Amber and Glenn Schworm We started our career in real estate investing out of sheer desperation. We were in $80K of credit card debt and needed to make large chunks of cash to get out from under it. In 2007 we flipped our first house and made $17,000. On our second flip, we profited $33,000 in 33 days. That’s when we knew we were on to something. We always wanted to help people, so when we proved the model, we set to do just that by offering and teaching our successful formula. We wanted to show other people how to change their lives as we changed ours through Real Estate Investing. We’ve now flipped over 1000 houses and counting.0 comments0
- E338: Overcome Fear & Reprogram Your Mindset to Invest Confidently with Don Wood, PhDYour hesitancy to make decisions may be part of an emotional concussion, a disturbing event(s) that happened over the course of your life that is keeping you in a perceived safe place so that you are not taking even a calculated risk. In this episode, Steven is joined by Dr. Don Wood, the creator of the TIPP method that helps you get past trauma and set yourself up for peak performance. Listen as they discuss the best ways to overcome fears that may stop you from exploring investing, how to avoid emotional concussions and learn the ability to start reprogramming yourself to tell a new story for your own financial and personal success. Key Takeaways The best way to overcome fears is to make small changes in consequential changes. Create opportunities to have inconsequential conversations without any fear of committing yourself to anything. The key is to get to the root cause if you’re finding that there's some sort of a block that you cannot move past. You do not have to have a big T Trauma to have emotional blockages that are keeping you from moving forward. Learn to reset that old memory so that it is not being seen in real time and allows you to stay present and make the best decision. - E337: Living in Faith Over Fear - Steven PesaventoFear prevents us from taking action. Instead we need to move into a place of faith, of trust. In this episode, Steven discusses that when we live from a state of fear in our life, it prevents us from really being able to connect closely with our loved ones, or be able to be resourceful in the moment, and really be able to take advantage of making the changes that we need to make, in order to live the very best life we can live. Key Takeaways When we give into the fear, we end up giving up our control of our own self will and ability to take action by allowing others or the outside world to lead us. As passive investors, you are in a position where trust is a must. Building that understanding and connection along with your expertise, is the path forward. We are currently living in the best time in history to invest. Seize the the faith and trust and move out of fear.0 comments0
- E336: The Power of Depreciation - Steven PesaventoDepreciation typically implies loss but in terms of real estate it actually can become a benefit to you. Steven takes you through the different types of depreciation and how you can use it to your advantage as the year comes to an end and tax season begins. Please note that these are tips based on experience and you should seek the legal advice of your CPA first to see if you can take advantage of any of the tips shared. Key Takeaways Depreciation allows a business or an individual to recover the costs of an investment over a set period of years. So when you're making an investment, you're able to recapture that investment that you made, back as depreciation. When you're investing in a piece of commercial property, depreciation will show up as a loss of money, however you didn't really lose money as you're able to have that as a write off that reduces your taxable income. The incentive of not paying taxes upfront, and deferring that to a future date, allows for a greater return, and ends up being a better choice overall. The practice of “buy until you die” can defer taxes indefinitely, even upon inheritance to your family. Resources Mentioned Interested in connecting with other like-minded individuals? - E335: Make, Multiply, and Manage Money - Steven PesaventoToo often we look at money from a framework of lack. You have to work hard for it and when you want something it feels like you cannot afford it. In this episode, Stephen is going to take you through the 3Ms of money, Make, Multiply and Manage. As you grow to understand what you can achieve in each of these areas, you will gain the knowledge that the sense of lack can become one of abundance with some effort, persistence and investment in yourself. Key Takeaways When the core of your income is tied to a fixed salary or an hourly rate, then you're working for money. That means the money is not working for you. When you understand how money moves, and how it's created, then you understand where there is the most value and you're able to solve a problem. One of the biggest mistakes in multiplying your money is focusing all your effort and energy on doing so but with a very small pot of money. If everything you're focused on is managing money and you don't know how to multiply it or you don't know how to make it, then you're working with a very limited viewpoint and very limited tools. - E334: With Purpose Comes Wealth - Steven PesaventoWhen trying to attract money into your life, one of the beliefs that really comes to the forefront is this idea of having a really strong purpose and mission, a really strong reason why that money needs to flow into your life. In this episode, Steven shares with you his findings while talking to a mentor, uncovering an altruistic reason for wealth, and how a focus on the material side of money can negatively impact your life. Key Takeaways When you can have your mission tied directly to both material and altruistic purposes, money will flow through and to you in infinite abundance. There are bad belief systems about money that impact your ability to clearly define a purpose or mission. Once you understand what your driving force for money is, then you can figure out how to bring in more of that other side that will help you truly find your purpose. - E333: Do Your Beliefs About Money Hold You Back? - Steven PesaventoWhat are the beliefs that you have about money that are not serving you? There are two sets of beliefs about money, one that will anchor you in place and one that will propel you forward. Join Steven as he dives into the mindset of money that people have and how that ends up playing into your financial success or lack of. Key Takeaways Having a very clear picture of exactly what that success looks like and by when is an absolutely critical component of the conversation. Many have the limiting belief that stems from a sense of lack, that money is scarce or you have to work hard for it. Great things will happen once you have clearly defined your intention both materially and spiritually. Resources Mentioned Interested in connecting with other like-minded individuals? - E332: Rising Opportunities in Today's Market - Steven PesaventoThe federal funds rate (the rate at which commercial banks borrow and lend reserves) has been raised recently by 75 basis points. How does that actually influence and impact the decisions of what type of real estate or what type of investments you should be placing your capital into? Today, Steven discusses the impact this has had on the Real Estate Market along with the opportunities that are rising because of it. Key Takeaways We're seeing sellers starting to change their prices to meet buyers where they need to be in order to create the type of return that equity is looking for. From a value add standpoint, if you're looking to find an opportunity that is underpriced or an opportunity that you can force appreciation, then you want to find problems because there's profit in those problems. In order to overcome the possibility that better opportunities could come in the future, it's extremely important to make sure the deals that you're investing in are truly conservatively underwritten and have the ability to refinance it to get advantage of both short and long term opportunity. The best investment opportunity with limited funds is to invest in yourself first, in opportunities that are going to create you more earned income so that you can start investing that in passive income. - E331: Reflecting - Steven PesaventoIn this episode, Steven talks about appreciating where you are while creating that vision of where you want to be. While real estate and investing can bring you to living a better life, it is always good to reflect on what you do have so that you don’t miss out on those moments and opportunities that will move you forward. Key Takeaways Don’t get caught up in the hustle without realizing that the most important piece is actually appreciating where you are today. Tragedy can bring with it the realization that you should not live in fear but in appreciation. Share your love and appreciation with others as they may not have the opportunity that day to find it on their own.0 comments0
- E330: How We Got Here - Steven PesaventoWhat is your motivation for working? Are you working that 9 - 5 job just waiting for the time you can be with your family? Steven shares his journey that motivated him to find a path that allowed him to make an impact on his life and that of others. Key Takeaways Money is just a tool in order to help you make an impact The only way to have true freedom is to be in a situation where you don’t have to worry about where your income is coming from Surround yourself with people who are the best at what they do, so that together collectively, you can all make an even bigger impact. - E329: Investment Wisdom in an Uncertain Market - Steven PesaventoIn a recent trip to Miami, Steven had the opportunity to sit with many investors and really discuss how the market is affecting them and their agencies. In that, he discovered 3 pieces of wisdom that seemed to be a common theme amongst them all. In this episode Steven shares what he learned and how they can help you in this uncertain economy. Key Takeaways Surround yourself with those experienced investors that have gained their experience by understanding what's happening in the market, by losing, by winning, and by taking that wisdom to share with others. Plan for the worst and hope for the best. Project low and over deliver - you're going to be able to stand by it if things don't go well. - E328: Market Update: The Long Term Viewpoint - Steven PesaventoWhat do we do in times of economic uncertainty? Steven is asked this question many times, especially in today’s economic downturn. In this episode, Steven takes a look at the current market situation and shares his knowledge and expertise on how you can still make the best of real estate investing. Key Takeaways By holding on and sitting on cash in your bank account, you're losing money every single day. When it comes to the current market, what is happening is that as interest rates go up, the cost of capital goes up, returns go down, and buyers and sellers continue to see a gap that is widening. If we move to a longer investment window, and we have longer term debt, we have the ability to wait out any type of storm that might be happening in the market. With locked in long term debt, with strong business plans with great operations, we can put ourselves in a position to greatly reduce risk and hedge ourselves against inflation, like no other asset class can do. - E327: A Balancing Act of Growth vs Security - Steven PesaventoYour investment goals, desires, and values determine the amount of risk that you are willing to take in your investment future. In this episode, Steven discusses the differences between growth and security to help you determine what investments you should be looking at based on your current investment cycle. Key Takeaways Growth and Security are on opposite sides of the investment spectrum. Growth can provide higher profit but at greater risk, whereas Security is less risk however usually lesser returns on profit. Typically, the more money that somebody has, the more that they're focused on preservation, and they move down the risk scale. If you're later in the investment cycle, you have to know what your personal preferences and values are, and then make some selections into assets that are going to deliver you the kind of returns you're looking for. If you're much earlier in the investment cycle, and you have a much longer investment window, then you may want to be investing a much larger percentage of your portfolio in those higher risk assets. It is important to diversify between the different styles or strategies that you have. Resources Mentioned Interested in connecting with other like-minded individuals? Join Steven as he shares his thoughts on how and why you should get clarity into your daily decision-making. Key Takeaways When making a decision you have to ask “does this next step make sense?” The answer is it only makes sense if it fits the specific outcomes that you're looking for. Sit down and ask yourself, “what do we want? Why do we want it?” Use why as a clarifier of what so it allows you to get more and more clear. - E325 - Choosing The Right Investment Team: Know, Like, and Trust - Steven PesaventoWith any business, part of taking it to the next level is building the right team that will support the success and growth of the company. When you start in real estate, it is simply just buying a business and running it more effectively than others. So choosing the right team that you know, like and trust is just as important. Steven shares his experiences and knowledge that will help you choose the right team as you begin your investment adventure. Key Takeaways The benefit of investing with a large team is the responsibilities are distributed across multiple different people who have expertise and disciplines in those different areas. When passive investing, who you invest with is broken down to who you know, like, and trust. Ensure the ones you are working with have the experience and are changing their investment tactics based on different market cycles. Be the dumbest person in every room because that means that you are hiring and bringing on great people who you believe in and trust in their ability. When you're partnering with someone for 3-5-10 years, it's important that there's an alignment there so a Managing Principal, or an Investor Relations Manager, is there to make sure that there's an alignment, and that you can get that information that you need. - E324 - Preferred Equity: Better Risk-Adjusted-Returns Are Perfect For Uncertain Times - Steven PesaventoPreferred Equity is a unique strategy that is typically only available to those in the institutional world or in opportunities where you're investing with a much lower return percentage. In this episode, Steven will talk about the different types of preferred equity, what that looks like, what the benefit is, when it makes sense to invest in preferred equity and why and when it makes sense to focus on common equity. Key Takeaways Preferred equity is a unique hybrid investment strategy that combines debt and equity and provides downside protection while providing a preferred return to investors. It's the first time in over a decade that it's made sense to focus on the preservation of capital over exclusively focused on appreciation. It's important to look for opportunities that have a good risk-adjusted return to get that same place from a cash flow perspective. We're in a current market where the economy overall is performing quite well. The real problem that we're dealing with today is that we've put a lot of money into it and we're seeing inflation. - E323 - Reducing Risk: Using Time Horizons to Reach Your Investing Goals - Steven PesaventoTime horizon plus strategy, during times of economic certainty, are key pieces that you need to look at in order to find investment success. Join Steven as he takes a look at those key components and why it's so absolutely important to consider them as part of your investment strategy so that you can reduce risk and still achieve your financial goals. Key Takeaways During times of economic growth, we can be focused on opportunities that have a shorter time horizon, and therefore have a shorter debt schedule. You can flip multifamily properties or flip houses in a growing or declining market; you just have to be able to anticipate how much that decline is going to be or you have to anticipate when that growth is going to taper off. A long-term strategy has a lower risk profile, but also a lower return profile, and works very well in both markets, but is extremely beneficial in markets of decline. Reduce risk by being lower in the capital stack. Invest in very high-quality assets that renters are very interested in renting, even during times of economic change. - E322: Passive or Active Investing, Which Approach is Right for You? - Steven PesaventoDetermining what role you want to play in your investments is a key point in deciding what approach is right for you when it comes to real estate investing. It's important for you to, first off, understand who you are and what you're really looking for which will lead you to your strategy and your end goal. Listen as Steve explains these two different approaches so that you can determine which one will help you to live the lifestyle you want. Key Takeaways Real estate attracts a lot of achievers, who believe in living a better life, and are interested in committing to finding a way to get there. That's what we all have in common. The benefit of passive investing is that you get an expert who lives and breathes real estate, finance, and the economy. The benefit of active investing is that you are hands-on, learning all the details of investing and managing your assets. You might put money into passive investments as a hedge against the investments that you're actively managing. If you are going the active route, it is key to find the right people to learn from, those that have been through it and know how to manage economic fluctuations. If you are going the passive route, you are investing alongside the investment managers who are able to make those hard decisions during times of economic change and high emotion that some people haven't had the experience to do so on their own. - E321: The Debt Market Today - Andrew WestlingContinuing the conversation about the Market, Steven is joined by Andrew Westling of Walker Dunlop. In this episode, they dive into the Walker Dunlop perspective of what is happening in the debt and equity market today. If you have been feeling apprehensive about whether you should get back into the market now or later, then you are not going to want to miss this episode. Key Takeaways When times are tumultuous, and there is volatility, it always means that there's opportunity. It's also a great time for first-time or less experienced investors to enter the marketplace. Multifamily assets are still being bought and are being considered as an asset class that is less risky than the rest of the real estate industry. There has not been much cap rate inflation as people are still buying multifamily and investing more equity as they are feeling it is safe. With higher mortgage rates, the number of qualified renters continues to increase. Opportunities in smaller markets are there however it will require more capital to be brought in to convince lenders to take additional risk. There are fewer buyers out there right now so it's an opportunity for buyers to maybe get a little bit of a break compared to what has been seen, especially over the last three to five years. The trade-off today is you might be able to get a slight discount on a property in a tier one market that's going to appreciate over the long term in exchange for giving up some of that cash flow short term. - E320 - The 2022 Market: A VonFinch Perspective - Steven PesaventoRecently, there have been a lot of questions about what's happening in the market and how VonFinch is managing the current economic climate. In this episode, Steven is going to break down VonFinch’s view of the market and highlights some of the strategies that they are targeting in order to maintain their success. Key Takeaways There is a movement towards hard assets that will be able to hedge against inflation. The smartest investors are going to accept the lower returns today rather than dwell on what they were in the past. There are fewer buyers in the market which means you may be able to get a little bit better of a deal than you would have gotten recently in this highly competitive market. Some of the biggest Ups come right after those times of great economic pullback Steps you need to follow to also get risk-adjusted returns: Get crystal clear on what you're looking for in an investment and what's important to you. - E319: Understanding Deal Structure - Steven PesaventoAlthough the concept of a deal structure is fairly simply understood there are some more complex strategies that can put your investment into a much more secure position. Join Steven as he takes a deeper dive into the deal structure options to help you when looking at your investment opportunities. Key Takeaways How deals are structured end up leading to either A, having a higher rate of return, or B, having a lower risk, or C, having the best blend of both worlds. A preferred return means they're getting paid first, prior to anyone else in the capital stack. It's a quintessential goal of many very sophisticated investors to want to know how they can keep their downside while still setting themselves up for a great upside.
