Love it!
I own a multi family home and my family lives in part of the house, so I have some exposure to tenants, leases, etc…Real Estate Rookie is fantastic to listen to as it gives information, guidance and confidence to move to the next level of real estate investing. I plan to devour every episode, take notes, read, research and be 100% ready with absolute certainty to pounce on my next deal when the conditions are right!

Great Resource!
Speaking honestly- I discovered this podcast after first listening to the OG Bigger Pockets podcast. I ran out of content and wanted more. This podcast has now become my favorite! It’s so relatable as someone who is still early in the real estate investing journey and provides so much useful and concrete advice. Tony and Ashley are phenomenal hosts and I would highly recommend this podcast to anyone looking to further their real estate investing career!

Rookie Vitamins
This podcast has given me the confidence to make moves. I sat on my mother’s home for about a year before gutting and renovating. Listening to Ashley and Tony every morning was like taking my morning vitamins. My real estate immune system got stronger and I completed the renovation project, found a tenant and now it is cash flowing. I listen every morning as part of my morning routine. I love how they break concepts down into nuggets that are actionable. No other podcast compares! Great job guys!!!!!

Listening to your show has kept me motivated. I’m currently rehabbing my first property. All along the way from finding it, making an offer, working with the bank, getting the right people in place has been a challenge, scary and fun but you guys and your guests stories kept me positive I’m doing the right thing. Thank you. I hope to give my success testimony one day.

Must download if you want financial freedom
Real estate rookie is best real estate pod cast out there with invaluable information that has helped me grow portfolio. I’ve learned so much over the last year from Ashley and Tony to work towards financial freedom. To top it off, my 8 year old daughter will even listen to it with me because she loves Ashley; she says she always sounds happy! She’s already sharing ideas to buy empty stores and rent them as offices!

You make this easy!!
I’ve been researching the wrong way for a long time. YouTube and Google are not always as helpful as it seems, the information is mostly brief & summed up. Listening to other point of views and scenarios help a lot! This episode in particular dug into some questions I had since I am looking into section 8 rentals. You guys go in and ask the questions that need to be answered! The information you give has been more helpful over the past week than any other information I’ve received in the past!

Great “Rookie” show for a rookie
I know this is called Fir rookies but whether you’re a rookie or not, this show is for you! It covers so many topics & you’ll definitely find the topic for you- or you can just do it like I do… I’ve listed to every single episode on 2x & some got multiple listens… I’m a rookie investor & agent… started coaching programs & got involved in KREIA & became licensed agent in 10/21, since then I managed over 30 STRs but really specialize in MTRs & bought 3 properties in less than 3 months… and as an agent I’ll win rookie of the year in my brokerage doing over 5 million in volume as an agent. I only say this to say I highly recommend all of bigger pockets pods - I totally have used the advice I learned & wouldn’t have been able to do what I did without what I’ve learned!!! Listen all the time & take action!!! Just get started!!! Angie Tonini-Rogers, Your Nurse in Realty, REALTOR in Louisville, Ky & surrounding counties.

My Favorite Podcast Hands Down!!
My real estate investing journey about a year ago today, before I found out about Bigger Pockets! I closed on my first SFR rental on January 7th this year. It wasn’t until after that, when I was introduced to BP and BP Rookie from a good friend. Since then, I have been hooked. My hour-long commutes are filled with soaking up all the amazing information and stories from Tony, Ashley, and their guests! I now have a total of 2 SFR rentals in Illinois. Although I am a veteran of 21 years in the Air Force, I never had the chance to take advantage of the VA Loan or even the FHA loans. All because I spent 20 years straight in Japan and Korea. I also reside in Okinawa Japan. So, investing from here has been a challenge! Next goal is scaling to multi-families! Anyway, I absolutely love and cannot get enough of the Rookie podcast! I wish Tony and Ashley continued success! I hope to make it to a BPCON someday to meet you both in person!

Keep It Up!!!
Great Podcast! Ashley and Tony I think the podcast is great and appreciate the variety of topics and the inspiring stories. I find it odd that people leave negative reviews, if you don't like it find another podcast…LOL!! The only thing I would say is continue to bring on guests and their experiences. Podcast listeners are looking for the closest guest to their situation so they can emulate their approach, philosophy, style and success as best they can. Tony asks great questions of guests and Ashley provides great context around how they have achieved success. I have listened to all the episodes and saved the ones I like to reference to continue my education and track my growth journey in Real Estate. Don’t Stop, Won’t Stop!!! Many thanks.

By far my favorite real estate investing podcast!! Ashley always knows how to ask the best questions that a rookie would want to hear and Tony brings so much advice and knowledge from his own experiences. Both have a great chemistry and forward looking personality. I also love how they start with where they are in any current deals! This is great for rookies but I know I’ll be listening well on into my journey. Thank you for answering our questions, bringing such great information and choosing amazing guests to interview.

Keeping it simple
Long time BP podcast listener, but I love the way the hosts keep it simple and actionable. If your just beginning and don’t need deeper understanding of nuances in real estate this is where to start. Using this podcast and other BP content we have purchased an investment Triplex last year during the hot market conditions, and now have the lot next door under contract with seller financing. This show really works.

Total GAME CHANGER!!
I started out listening to the OG BP Podcast which gave me a plethora of information, sometimes so much that it can lead to analysis paralysis (we’ve all been there). While I still enjoy the OG BP Podcast my focus has shifted more so to the Real Estate Rookie podcast due to the fact that I am still relatively new to REI and have completed less than a hand full of deals. Whether you’re brand new or have a well balanced REI portfolio, I believe Tony and Ashley along with their guests have great content to share with you. Thanks for everything you guys!

Inspirational, informational, and Motivational
Need the “inspiration, information, and motivation” to take action? Listen to this podcast! It’s full of great tips and advice for getting started and growing and I’ve listened to almost every show. Ashley and Tony are fun to listen to and Ashley’s rural and snowy stories are relatable here in Michigan’s Upper Peninsula! I really like how there’s been more rookies with less than ~5 deals being interviewed lately with a scattering of experienced investors here and there. The rookies are relatable and the veterans are educational. Not at the level where a certain episode’s info is relevant? That’s ok, because it could be in the future and you can come back to it. Keep up the good work BP!

A rookies guide to real estate investing!
Bottom Line Up Front: A must for any new real estate investor or anyone wanting to learn how to invest. I stated listening to Real Estate Rookie when I met Ashley and Tony at BPCON 2021. It is a highly informative podcast that quickly gets you up to speed on the lingo and ins-and-outs of real estate investing. In the last year I started a highly successful short term rental (STR). The knowledge I gained from this podcast has helped me earn all 5 star reviews from my guest. Seeing my quick success and knowledge, other STR owners have asked me to manage their properties, allowing me to start a co-hosting business as well. Educate yourself, become the expert, take action daily, and success will follow!

Excellent info, great energy and engaging!
I'm new to real estate investing, having acquired my first single family home (SFH) investment property in 2021! I've made sooooo many mistakes and am learning a ton as I do a live-in rehab. Every time I make another costly mistake, I hear Tony and Ashley's encouragement in my head. Well, literally bcuz I have the podcast on while I'm working, biking or rehabbing! I know that I'm "paying tuition" and more importantly, I'm not alone in making rookie mistakes. Ashley's energy really comes thru on the podcast and I love hearing what Tony and Ashley are up to in their own investment journeys. Thank you both for the time you take to help us rookies succeed. Amazing! Life changing!
I love hearing all the real life stories of rookie investors. I have been listening since July 2020 to Tony’s original podcast and this one. Between the two I received a full on education and learned to be an investor from scratch. I went from 0 units to 3 long terms, became a realtor, and quit my job in July 2022. So much value
I appreciate that this podcast takes the time to break down terms, deal structures, partnerships and lessons learned so that newer investors are able to get up to speed on terminology while learning about different investments. Ashley and Tony do a great job with guests of saying “Let’s break that down further” or “that’s great, can you expand on HOW you…” and making space in the larger conversations with the guests for the nitty gritty. The guests experiences are interesting and inspiring, and the structure of the show, camaraderie, and regular check-in on the hosts own deals make it fun to continue following over time and gaining knowledge episode after episode.

My Go to for REI Knowledge
I’ve been listening to the BP Rookie for the past 12 months. The knowledge gained from this podcast has been invaluable. Since my short time listening to this podcast, I’ve gotten myself 5 doors (4 out of state and 1 my own backyard of SoCal). I’ve been a listener of the BP podcast for years, but I find myself prioritizing this one throughout the week. I love getting insight into small scale investors and I find it super relatable. I think the balance between Ashley’s and Tony’s strategies is an awesome learning experience! I’m super inspired by stories, and even though I have a decent amount of knowledge I’m still a newbie and I enjoy being able to hear other people’s journeys. Investment or Invastment
Ashley, it’s so distracting to me when you pronounce investment “invAstment”, or question “quAastion”, and all the other words with e’s that you pronounce with a’s. Also, your sound engineer should level the brightness of your voice, and you could lower the volume of your voice more like your co-host does.

Informative at times, but the hosts are killing me.
I’ve listened to this show since the beginning and have learned some interesting information, however the one thing that’s always bugged me is the hosts. Individually they seem ok, but together they completely ruin the show. They try to force the most boring unfunny banter I’ve ever heard from a pair of hosts and I’d rather they just skip to the interview instead of including their awkward superficial ribbing at the beginning and be of each episode. I’m not sure if the issue is they lack chemistry or what, but it misses the mark so hard that I now only listen to episodes where the topic includes situations that I’m curious about.

Confusing for Beginners…
As a complete rookie, this podcast feels all over the place and I am not learning information about investing in real estate other than the sponsorships that make it “simple and easy if you go to this website”. I would prefer something more structured that offers a step by step guidance on how to save for a property, the closing process, and renting/selling your first property.

Boring
Most of the guests that they have on seem like interesting people. But cant help to not acknowledge how boring Tony/Ashley make the conversation. They should really know how to ask better questions.

A series that has gone downhill
Like all businesses, the decline at some point and I believe we’ve reached that for the BP series. The rookie podcast seems like the normal BP podcast but 2.0. There is rarely anything rookie about this and some of the episodes. “Own 100 properties” is not rookie. But to be fair how much “rookie” stuff can they truly cover?

Def for the rookies
Love this show! I have learned sooo much about REI and the different strategies within in just between engaging in the rookie fb group, reading the BP books, and listening to Ashley & Tony. They’re very passionate about talking to the rookies and hearing about their stories. I would advise anyone who it just getting started to listen to this show and become a part of the rookie fb group. Although I haven’t purchased any properties YET, I still am learning so much from listening to ppl’s stories and taking notes as to how to apply action items for when it’s my time.

Love this unique Q&A Concept
I just started listening to this podcast after having listened to the bigger pockets podcast for years! As someone that listens to many podcasts and launches podcasts as well, I have to say I LOVE LOVE Tony and Ashe’s co-hosting and Q&A format for the podcast, it’s genius and allows listeners to tap into the discovery and active education part of the show. There’s nothing like being able to submit a question and having it answered by not only the guests but collectively by the hosts receiving insights from all fronts! I personally gravitated towards the interest rates episodes and financing. The ARM (adjusted rate mortgage) vs. traditional financing comparison and scenarios were key for me as strategic financing is always key for me as a budding investor. Backed by the Bigger Pockets brand and great hosts, this show is nothing short of a home run!

Teacher to real estate investor
This podcast has helped me so much. I was a first grade teacher, my husband also working in education, and I knew if we wanted to go on vacation and do things we wanted to do we needed to supplement our income. We both work 60+ hours a week and paying rent in and around Boston. I became a real estate investor (without knowing what the term was) a couple years ago. Everyone around me made me feel crazy. Most of my family and friends told me to ‘slow down’. I found the bigger pockets community (specifically Real Estate Rookie) and I could tell these are my people! This podcast gave me so much confidence to continue investing. It’s so nice to learn from people who love real estate as much as I do! Thanks Ashley and Tony! You guys have done a great job. I’m excited to learn more from you and get going on my next deal!

Best show for getting started in REI
In June of 2021 I found bigger pockets and shortly after I found their rookie channel, this one. It was absolutely life changing. Now, just 10 months later my husband and I have two properties and are under contract with a partner on a third! We also have interest from other lenders on a 4th! Wow! It feels like once you get started and learn the steps from listening to this podcast, you can’t slow down (in a good way)! Tony and Ashley’s advice works! They also are super motivating about taking action. So if you’re even just a little bit intrigued about real estate investing, you’ve come to the right place!

Best Podcast for anyone starting out!
In the age social media with a lot of information and a lot of aspirational figures— the Bigger Pockets Rookie Podcast is instrumental in making real estate and financial freedom seek attainable to the masses. Some of the most inspiration episodes are Amelia’s episode— she grows to 26 doors, Great example of using flipping to “flip” into holds. Martin Neal’s episode in which he uses the BRrR and Section 8 strategy, a strategy I was I was able to deploy this year!

This is the BEST podcast available for getting started in RE!
This is the BEST podcast for building the confidence to get started in real estate investing. As of June 2021, I had 1 investment property - a short term rental in Cape Cod. I knew that I wanted to grow our portfolio, but I wasn’t quite sure how. Listening to this podcast gave me the confidence to take STORNG action. Fast forward 9 months and I’ve bought 7 more houses - I’ve done 2 BRRRR (and starting on two more), I’ve done a few buy and holds, and I bought another short term rental near a famous ski mountain up in Maine (a great off market purchase!). This podcast gave me the confidence to push through the hard times and stay focused as I look to buy another 8 properties this year….all without using any of my own money I should add!

$900k in rentals just 7mo after finding this show
…and ~$7k/mo in net profit! Backstory: I’m a 30yo cosmetic tattoo artist, beauty business owner, and business mentor. ~9mo ago I discovered the “fire” movement through a clickbait article about Millennial Money Honey, and dove RIGHT in. Most of the work I do is physical & not doing my body any favors, so I’ve been longing for a “way out.” But still, I was at least 6y from achieving FIRE and needed a faster way. Soon after, I got bit by the real estate bug after hearing an interview with an investor on the Mad Fientist podcast, who mentioned THIS podcast & BP & the rookie Facebook group. Since then, I listened to every episode, TOOK ACTION on what I learned, followed the breadcrumbs to the rookie bootcamp & 1:1 coaching with one of the guests from this show, and 7 months later, I’m LESS THAN A YEAR away from being able to retire from the “physical” part of my job (cosmetic tattooing). I can say with 100% certainty, this podcast has actually changed my life.

Bigger pockets rookie podcast changed my life
It is not common for business entity’s to have goals aligned with the greater good. Bigger pockets is a perfect example of what happens when you go against the grain. This podcast blatantly feeds investors knowledge they wouldn’t ever get otherwise, these tips and secrets are not thrown around anywhere like they are thrown around on this podcast. I come from a mid class household on the bad part of town. My parents and my family are smart people but have never had the chance to learn any of this stuff due to not having a resource like bigger pockets. I’m 24 now I bought my first duplex in 2020 with strategies I learned from this podcast, since my first I’ve acquired another duplex and now in Jan I closed on my first 4 plex, I am not gifted, I come from a simple middle class household, with the resources BiggerPockets has given me I truly believe I will become what ever I would like to become. This podcast is the most underrated financial knowledge podcast out there. It’s changed my life in away I could have never imagined. Before this podcast I was broke, I was mad and frustrated with where I was going, now im not broke, now I have passive income comparable to an average adults income, I sleep well at night knowing where im headed. This podcast gave me all of that. Don’t wait, listen now, listen till your ears fall off. There is a direct relationship between your financial success and the amount of bp pockets episodes you’ve listened to. Don’t stop till you’ve heard them ALL.

Inspirational and informational!
I’ve listened to this podcast since the very beginning- It’s been extremely helpful in my journey as a newbie investor by giving me ideas, strategies, a wealth of information on different subjects, and just flat out INSPIRATION hearing other people on the same path as me. Because of this podcast it’s allowed me to feel a lot safer taking massive action because I am constantly being pointed in the right direction for questions I have. Tony and Ashley have a great way of asking questions that get their guests to answer in a way that shines light into the how’s and why’s of the actions that they’re taking which is extremely beneficial as an investor to hear because it reminds me to look into how I’m doing things and why I’m doing them a certain way. 5 stars for the overall transparency, humility and vast amounts of information. These two are absolute professionals.

Impacted my life greatly
This podcast has been constantly pushing me in my real estate investing career, all of 2 years…haha. Listening to this podcast has gotten me to think about different strategies to funneling leads to figuring out what the property can be used for to financing. I bought 3 SFRs since late 2020. I’m about to do my first STR. I won’t have thought about it without this and the BP podcasts. I’m looking at deals daily to grow faster. The tips and tricks are easy to follow with whatever strategy you choose. Listening to it all or grab a portion specific to you. Just get started.

Would be better videos than podcasts
Okayish if you can get past annoying voice. I cannot get past her voice, it sounds like nails on a chalk board; so frantic and shaky and unsettling. You shouldn’t have a podcast with a voice like that, or at least BACK UP from the mic, I can feel her spit every so often. Okay content, not worth the turmoil and anxiety I get from her insidious voice, and I was trying to be humane in my reflection even though my ears were assaulted.

Too much fluff!
I just wrote a similar review on the original BP show. I guess the company has a new initiative to make it like The View or something because this show is great EXCEPT there is too much noise. Too much fluff. I would give the show 10 stars if I could if it was without all the extra conversation and/or ads. Give us the “meat” of the info with maybe one ad (I know how capitalism works 😉). I might listen to every single episode if they were shorter and just had the info.

Wish this had more
I’m a small time investor with 1 property with a good amount of cash flow ($700/month but I bought it pre pandemic) and would love to get to the point of financial freedom from investments but just can’t get the amount of funds needed for investing in todays market. I have a young family with 3 little ones and saving is difficult. Nowadays you need $200K plus to even be considered in the running to invest. While, these episodes are informational they lack the how to for todays market. For instance the latest episode (RN to investor) states she was able to save over $140K to invest on her second property, but didn’t say how. She has $1000 a month coming in on her first property but even if you saved that for two years, she still had to save over $116K in a two year period…. How? Just lacks details as to how to get the hundreds of thousands needed to expand.

Five star rookie content led by smashing personalities
I’ve listened to every single episode and this is my favorite real estate podcast as a rookie. I love the breadth of guests that are featured, all with different backgrounds, all with different strategies, all with different angles to financing their properties. It really allows something for everybody, and content to revisit as your own strategy pivots. I think that Ashley and Tony are the perfect cohost pairing, playing off each other‘s strengths and personalities. Unlike some of the other reviewers, I enjoy Ashley‘s laughter. It is not fake, and only adds to the genuine personalities and lack of pretentiousness in the podcast. (And perhaps it’s because I tend to do the same.) I also like that there is a variety of episode lengths, from 10 minutes to half an hour, to a full hour- makes it easy to listen to as you go about your day.

Good, With Room For Improvement
Lack of transparency about how these investors are coming up with their capital. Most seem to have a wealthy “partner” who is the cornerstone of their success, but they like to keep that reality on the down low, while singing the praises of their entrepreneurial spirit. Such is human nature I suppose. Ashley tends to laugh way too often, even when laughter is not even called for. Not sure if it’s a nervous quirk, but at the risk of sounding like an a-hole, it’s a bit annoying. There is some good material on this podcast that I appreciate, but there is also a lot of greed and exploitation driving the market, which is never mentioned as it seems most investors are pretty cutthroat, out to make as much money as they possibly can, with little regard to who they may be taking advantage of due to hard times.

PLEASE Stop the incredibly distracting fake laughing!
1) Overall pretty good content. 2) Some episode guests are better than others. Need to get to the valuable content faster. 3) Agree with comment about not prefacing every question to guest. Need to drill down into the experiences of guests. 4) MOST IMPORTANT- I would give 4 stars, except for the ridiculous and distracting habit Ashley has of LAUGHING her way through sentences and the end of sentences. It’s so distracting!!! Please stop this!!! She is really smart, has excellent experience to share as well as good perspective to add. When she is not laughing, there is very valuable perspective there….. But I can’t stand the fake laughing and talking at the same time, and laughing her way through sentences. Why does she do this???? I unfortunately can’t keep listening to this podcast consistently because of this. I hope she reduces or stops this, with all due respect.

Adds adds and more adds
I get it you need to make money but listeners are blasted with 5-7 mins of adds then half way through the episode you get 2-4 mins of more adds. The hardest part is the guests all seem to partner and can never get it done without others so they leverage risk onto others and whiles it’s interesting it’s tough to get behind these guests who up front are claiming 20-50 units who only own 10% of the portfolio.

The hosts need help
Ashley brings energy and loves talking about real estate, but very often she seems to forget this is an educational show for newbie investors and tends to try to source her own deals from the guests. It’s become obnoxious—you can wait for the point in every episode where she tries to monetize herself in some way. However she does keep the show afloat in spite of her co-host. Tony is terribly boring. It’s like the narrator of an audiobook on spas zzzzzzz. No enthusiasm except when he is mocking the reaction of homeowners when his team harasses them with unsolicited offers. Do you know how many texts, letters, and phone calls owners get? Tons! The way she reacted to you is appropriate, yet you mock her on-air. Classy! Keep living up to the sleazy wholesaler stereotype.

I love listening to the Rookie Podcast. I’m a rookie that has been preparing for close to 40 years. I’ve started listening to RE radio shows (Bill Bresnan and Sonny Block) in the 1980’s! I even called in. We bought a vacation rental in Virginia 3 years ago and closed on our first regular rental in Kenmore NY on July 22 and had our tenants move in on August 22. Due to Corona virus our closing was delayed 3 weeks and we weren’t able to find any available Contractors. We ended up doing all the work with family and friends. I drove back and forth from the Deep South of NY (Staten Island) 5 weekends in a row.

I love the info given on the podcast but I can’t get over Ashley’s voice. It’s so jarring and she does way more talking than her cohost. Please switch the script. More from Felipe please!!

This podcast has been amazing as an overview and just getting started. Tons of great info and tips so I can start off taking the right steps! I especially love the focus on rookie guests. It’s great to hear the stories of how the pros started out, but I personally connect more to those who are currently in their beginning stages. Keep up the good work!

Great Show
I heard you on stacking benjamins. Fell in love with your comment of meeting people at Home Depot at 6:30am, as they were not out last night spending the money needed for the job, they are not hung over and have a reason to work hard. So basic but so true with this industry of dysfunctional egotistical people. Your show is great. Filled with informative, spot on useful information. Way to be real.

Great Intro to Real Estate
I am just starting out learning about real estate investing. I love how this podcast breaks it all down for you. Sometimes listening to other real estate podcasts, you can get bogged down in all the jargon that only the seasoned investors understand. This podcast doesn’t do that, they do a great job of breaking it down for the beginner. If you’re interested in investing in real estate...start with this podcast. Ashley and Felipe are awesome! Thank You!

Id like to hear a break down on how to create a successful cash flow on a property. I’d like to hear a scenario step by step with numbers involved . It’s been a little vague in my opinion ...” just work hard , put in sweat equity , hire the right people ,and make a smart deal” That’s obvious . But what does the finances look like, tell us .

Fresh look at Real Estate Investing
I have been a longtime listener of the “OG” BiggerPockets podcast. They have great content but some of it is too advanced for those of us just starting out. BiggerPockets Rookie is a great place for newbie investors looking for fresh, realistic advice and information about real estate investing. The first episode was very relatable in that the guests were normal people investing in a normal demographic area. These were not high income earners investing in a very low cost rural area but an average working family investing outside of Philadelphia. I look forward to many more episodes!

- $900K in Real Estate at Age 17 by Doing What 99% of Teenagers Won't$900K in real estate at age 17!? That can’t be possible! If you’re feeling shocked, join the club because today’s episode is something that’ll leave you more fired up than ever before. We talk to Ava Yuergens, a high schooler who’s purchased more real estate than most full-grown adults. Without the ability to even get a credit card of her own, Ava has taken down almost a million dollars in real estate, all thanks to creative financing, hard work, and a determination to build wealth no matter what. Want to repeat her road to success? Stick around! Like most young entrepreneurs, Ava caught the cash flow bug after reading Robert Kiyosaki’s Rich Dad Poor Dad. This classic book opened her eyes to the world of income-producing assets, catapulting her toward the topic of real estate investing. She was up early before school, reading how to invest, where to find off-market deals, and how to finance a property when you have no full-time income. With some thoughtful planning and serious due diligence, Ava was able to close on not one but two rental properties before graduating high school. And whether you’re fifteen, twenty-five, or fifty, Ava’s advice is useful for ANY real estate investor in ANY stage of life. She walks through exactly how to find your first real estate deal, getting comfortable with an investing strategy, bringing in partners and funding (when you don’t have the cash), and turning your small side hustles into massive streams of income. With this type of mindset, we know we’ll be hearing back from Ava very soon. In This Episode We Cover How to invest in real estate at a young age with no job or credit Ava’s step-by-step checklist for getting your first real estate deal Serious side hustles and using part-time work to fund future real estate deals Real estate partnerships and how to split responsibilities when buying a property How to find off-market deals, cold-calling, direct mail, and getting properties at a discount Short-term rental investing and why most rookies choose self-management over third-party property management And So Much More! - Rookie Reply: Seller Financing, Squatters, and Is Becoming an Agent Worth It?Does seller financing apply to down payments? What happens when you buy a rental with squatters who refuse to leave? And is getting your real estate license even worth it? The world of real estate investing isn’t always as cut and dried as it seems, but running a profitable portfolio doesn’t need to be a massive headache. In this Rookie Reply episode, we’ll go through the common pain points that rookie landlords are dealing with and shed light on some frequently asked questions only experienced investors (like Ashley and Tony) have the knowledge to answer. If you’ve ever wondered what a property survey is or if you should charge a cleaning fee to your tenants, stick around! This time, Ashley and Tony will answer when you do (and don’t) need a property survey on your latest rental property purchase. From there, they debate the pros and cons of getting your real estate license (becoming an agent) as a rookie investor. We also touch on the ever-fun topic of what to do when non-leased tenants won’t leave your property, how to seller finance a down payment, and whether or not charging a “cleaning fee” at move-in is a wise idea. If you want Ashley and Tony to answer a real estate question, you can post in the Real Estate Rookie Facebook Group! Or, call us at the Rookie Request Line (1-888-5-ROOKIE). - Making $90K/Year with Just ONE Rental by Combining Compassion and Cash FlowInvesting in sober living facilities may not be the first thing that comes to mind when we talk about building a real estate portfolio. But if you knew how much they made, you might take a second look. We often focus on short-term rentals, long-term rentals, or fix-and-flip properties. But one of the best things about choosing real estate as an investment medium is its wide range and opportunities for creativity. People out there are house hacking, wholesaling, investing in mobile homes, and buying up parking lots. The options are truly endless. So, where do we start? Sometimes, the best real estate investments are the ones that mean something more to us than cash flow. Devana Came and Reid Stadelman saw a gap in their community, and they filled it. They turned their real estate investment into a sober living facility to help people in recovery, and gave them a safe, structured place to stay while earning (mostly) passive income and building their investment portfolio. In this episode, this husband and wife dynamic duo tells us all about their creative real estate investments that cash flow like nothing else. We talk about what a sober living facility is (hint: it’s not a rehab center), how and why they built theirs, how to find and screen tenants, and tips for reducing tenant turnover rates. These things don’t just apply to sober living facilities. Devana and Reid offer advice that applies to any real estate investment journey. In This Episode We Cover How to turn an investment property into a sober living facility Finding and screening tenants Easy ways to keep your turnover rate low Managing an investment property with a waiting list Choosing a property that fits your needs and investment goals Investing for cash flow and your community Resources for starting a sober living facility or domestic violence shelter And So Much More! - Rookie to Real Estate Investor: House Offer Accepted! Now What?Offer accepted! Now what? As a rookie real estate investor, it can be anxiety-inducing to hear that a seller accepts your house offer. You’ve been working so hard to get up to this point, and now, you’re one step closer to closing on your first rental property. But what happens next? Are there steps that you should be following? And what should you be doing in the meantime as your closing date starts to creep closer and closer? If you’re in this situation (or are about to be), stick around! We’re back with our “Rookie to Real Estate Investor in 90 Days” series, as our mentees join us for some exciting news. Last time around, much of the advice from Ashley and Tony was “make more offers!” Well, the mentees have delivered, so much so that one of our rookies already has a house under contract just a month or so after starting this series! We first talk to Melanie, who began submitting short-term rental offers in Savannah, Georgia. She’s got some solid takeaways but is having trouble finding someone who will accept seller financing. Next, Brandon hops on as the first rookie to get a property under contract! With only a few offers sent out, Brandon has already agreed with a seller on terms but has questions about when to get a home inspection and whether title insurance is worth it. Finally, Lawrence joins us with a copy of Ashley’s newest book, Real Estate Rookie: 90 Days to Your First Investment. Lawrence has been making aggressive offers but couldn’t match a seller’s counteroffer with high-interest rate financing terms. All our rookies are inches away from getting their first (or next) rental property, and this could be the most pivotal point! In This Episode We Cover How to make an aggressive offer on a house and negotiating with a seller Short-term rental data and how to use tools like AirDNA to find occupancy rates What to do once you’re under contract for a new rental property Home inspections and when it’s worth waiving one (plus when you DEFINITELY should get one done) Title insurance vs. an attorney's opinion and which one is a better bet Seller financing and how to find the perfect terms a seller will accept How to target motivated sellers to find better real estate deals at lower prices And So Much More! So how do you go from onlooker to investor and finally become financially free through real estate investing? Start with the end in mind! So many rookie real estate investors envision a dream life with cash-flowing rentals and little to no stress, only to realize the landlord life is a LOT different than social media makes it seem. To grow a passive real estate portfolio, you need to do something different. David Greene, host of the BiggerPockets Real Estate Podcast, knows exactly what that is. - How Nancy Rodriguez from 'Love is Blind' Hit Financial Freedom BEFORE FameMost people would assume ‘Love is Blind’ star Nancy Rodriguez built most of her wealth after appearing on the show. But most people would be wrong. For the past seven years, Nancy has been quietly building a cash-flowing rental property portfolio, allowing her to become debt-free, go full-time into real estate, and build generational wealth for her family. She started her journey with 0% down loans, worked her way up to short-term rentals, and is now buying properties in cash across the great state of Texas. Nancy grew up with limited financial education. Money wasn’t a topic that was often discussed but witnessing her parents work hard to obtain it taught her that wealth was worth attaining. After graduating from college, she was strapped with six figures in student debt, prompting her to become a debt-free Dave Ramsey disciple. But, as she paid off her debt, the fear of leverage fell away, allowing her to pick up property number one with a 0% down payment. From there, she piled her money into properties, buying as many “ugly” homes as possible and turning them into worthwhile stays. She’s dealt with burnt interiors, squatters, and bad contractors, but nothing has stopped her from achieving the financial freedom she sought. Now in the limelight, Nancy is trying to help others do the same. So if you want to repeat Nancy’s system without going on reality TV, tune into this episode! In This Episode We Cover Paying off six figures of student debt and buying your first property with 0% down The first-time homeowner program that requires no cash, no credit, and offers the BEST interest rates around How to deal with squatters and a win-win solution that every landlord should try Building your financial education and using side hustles to fund your property purchases Short-term rental investing and using it to get high cash flow in today’s tough market Buying rentals in cash and when it makes sense to decline debt Generational wealth and using a small rental property portfolio to boost your family’s opportunities And So Much More! - How to (Legally) Avoid Taxes by Investing in Real EstateEveryone wants to know how the rich avoid taxes. You hear about it on the news, “billionaire pays zero dollars in taxes this year,” or “this real estate tycoon made millions but gets a tax refund!” This can seem like blatant tax abuse for those not in the investing game. - How to Build Your Financial Foundation BEFORE Investing in Real EstatePersonal finance is what most twenty-something-year-olds overlook. Why invest, save, or cut back spending when you finally have the money that a college degree or diploma promised you? For those who have just started working, spending all your hard-earned money on a bigger apartment, a nicer car, or a luxurious trip can be enticing. But, you could also be using your paychecks to multiply your wealth, set yourself up for financial freedom, and lock in early retirement while most are focused on barely paying their bills. This personal finance-first attitude is what Malia Gudenkauf adopted early on. After attending basic personal finance classes, she realized the disservice many young people did to themselves. So, Malia started developing financial literacy skills, from focusing on becoming debt-free to later investing in passive income streams like real estate. Thankfully, her sister, Grace (you can hear her episode here), was just starting as a landlord and needed a partner she later found in Malia. In this episode, Malia details everything you want to know to get your finances in order, how to avoid getting caught in analysis paralysis, reverse engineering your income goals when buying a rental property, and advice on how and who to form partnerships with. Whether in high school, college, the working world, or close to traditional retirement age, the advice Malia gives is crucial if you want to start your real estate investing journey. In This Episode We Cover Building a solid financial foundation and the basic personal finance steps anyone can follow How to “reverse engineer” your goals and buy the properties that fit them best Small multifamily investing and how to purchase multiple doors at once Real estate partnerships and tips for finding a partner who will help you grow without causing your headaches Real estate vs. stocks and why the passivity of rental properties is often overstated Defeating analysis paralysis and how leveraging partnerships gets you past rental property roadblocks And So Much More!
